Do you have parking in at the Capitol?

If so, look at Burleith/Glover Park. You can get a livable rowhouse at that price point. It won't have fancy renovations, but it will be fine for doing updates over time.

I ask if you have a car because I commuted to my last agency on Independence Ave SW via car and could do the drive in under 20 minutes. I know that sounds crazy, but its true - you can sneak through Georgetown, get on RCP Expressway, and scoot across the Mall to Independence Ave. All the lights are timed really well and you learn where to avoid the bottlenecks and turning car backups. Its actually a stupidly quick drive.

I now work near the WH and my commute is more stressful, though its half the mileage.

OP - I do have parking and have been wondering if I should drive instead of metro. Thanks for this (and to all the posters so far - appreciate all the diverse perspectives).

Schools are solid over here - Hyde-Addison ES (w/ PK3 and PK4) in G'town if you live in Burleith or Stoddard ES (w/ PK4) if you live in Glover Park. Good school pyramid with Hardy MS and the new MacArthur HS in the Palisades. We have a great all weather running track in the neighborhood, plus access to the trails. All of which are 2-3 minute jog from your front door.

TBH, I feel like I live in the most convenient neighborhood in the city for having kids + going into the office. I'm in 4-5 days per week, so short commute is extremely important. Street parking is not insane and most of the houses have a private spot off the alley (except for mine...)

Good luck.

There are houses in this neighborhood 1 mile to metro and otherwise meets all your criteria https://redf.in/sWmdqA

Here's one--I think Ludlow-Taylor is a good school. https://www.redfin.com/DC/Washington/412-F-St-NE-20002/home/9895246

This is an impossible list of requirements for your budget. You will not find it.

There are a small handful of elementary/middle school kids but don't expect a lively neighborhood where you see kids out playing. The park is pretty much always empty. Capital Crescent trail is sort of close, but to get there you need to walk on River Road which is very busy/narrow sidewalks, and it's a good 15-20 min walk depending on your pace.

If you are hoping to replicate the density of younger families/kids on capitol hill, brookdale is going to disappointment. Across the border in DC (FH) is better.

I take you don't live in Brookdale? Check out the bus stops in the morning, tons of kids. The park is packed. Lots of families

It would be weird for me to make this comment if I don't live in Brookdale! Yes, I see the school bus picking elementary/middle school kids, but there are very few younger children. I said this applies to the part of Brookdale on the Geico side of River Road. I've heard it's better on the other side with Westbrook. And we're talking about Brookdale park right? It's never packed. My nanny stops by there daily during the week and there is no one there. Whenever we go on the weekends it's also empty.

I disagree. People have already listed neighborhoods where this is possible.

I would do 20910 or Shepard park.eg

Good to be on the East side of the redline if you’re commuting to the capitol. And during the redline shutdown (ugh) this summer Marc is an option.

Lyon Park, Ashton Heights or Bluemont in Arlington. It will be hard to find something in your budget, but doable if you have patience and are flexible.

If you work on the Senate side, I'd look at Marc/VRE neighborhoods rather than Metro. You can get significantly more house for the money and it would check your other boxes.

Look in Brightwood/Takoma DC East of Piney Branch. Great charter and elementary school options, houses that fit your budget and tons of families and kid stuff to walk to.

22043
22180 or 22181

South Arlington 22204. Lots of hidden gem neighborhoods. Stay closer to 50 and you can walk to the metro - about a mile, so a little longer than you said, but doable.
