Yeah this particular location is pretty great. Whole Foods, Trader Joe’s, Target, Starbucks etc right there. Some really good and easy restaurant options nearby. American vibes? Pennyroyal, busboys, pizza paridiso. Tacos? Too many good options to list. Northwest Chinese is a gem. Family favorites like Shagga, which is so welcoming. A relatively easy path downtown. Fast to get out to the beltway. Quick access to the bike trails. Metro and Marc close by. And it’s never as crowded as Bethesda etc. I’ve lived in both places and I like it a lot better over here. The quality of the public schools and the drain of the more affluent residents through the upper grades is the main drawback. Plus a dearth of secular private options. If you have a way around that or want religious schools, it’s arguably a better place to live. |

The house is ugly. Front facade is boxy on one side. Kitchen is dated and what’s with the second white refrigerator or freezer? Bathrooms are dated and that wood paneling needs to be painted a nicer color. |

Quite frankly, no one really cares other than people who live in "Hyattsville" but want to separate themselves from anything not University Heights, College Heights Estates, etc. It's weird. Like, it's a bubble in what is still a pretty crappy area. Just accept that it's close enough to Hyattsville that anyone who cares very little about PG County isn't going to care that you're stuck on trying to differentiate. Whether you refer to it as UP or Hyattsville, you still live around the corner from a mall that has had how many shootings? |
Why is the name of area so important to you, OP? A rose by any other name, etc. Inflation is making everything look expensive. Hope your wages or earnings are keeping up. |

DP, but I think it's not that the name is important for the other posters pointing out the difference, just that it explains the price. $1.2M in Hyattsville proper does not happen unless it is new construction, but in CHE it's not that rare. |
