Right, but all these areas PP listed are not the same price range either. Some are more premium than others, and some aren't zoned for good schools, which can be important for OP.

Just pulled up the recent comps. OP’s budget is $1.5M and I’m guessing they want more than 3 bedrooms so these areas wouldn’t work anyways.

True- Lyon Village is pretty much completely out of reach for most people and Lyon Park isn't far behind.

If your house gets rezoned to Einstein, you'll immediately lost $250k in house value, maybe more.

I’d actually think > $250K loss in value. My kids being zoned to that school would be a literal nightmare.


We’ve got (a few) $1.5 million homes zoned for Einstein, OP, and it’s nothing close to the way these PPs have described it. Sheesh. I will say most houses here are in the $500K to $1 million range tho, and if I had your budget I’d move a mile away to Town of Kensington which is an easy public transportation commute into DC and a lovely little town of its own right.
