There’s ~8 new builds sitting, most above or close to $3M.
Has Ashton Heights hit its ceiling for what people will pay for a new build? |

The market is definitely saying $3M is too high for Ashton Heights. These developers overestimated what they can get for these houses. Just on one street there are 3 new builds at that point ($2.7M-$3.4) that aren't selling, and one more still under construction.
At some point the builders are going to have to cut the prices substantially and take the loss. |
| I like in Ashton Heights near several new builds. I think those homes are too big either yards that are too small. Agree the developers will have to cut the price. I love living here though!!! |
Hey neighbor! I love our neighborhood too. There was a $3M sale on 3rd St backing to the cemetery in 2024 but I toured the house and it probably cost them $4M to build. It was built to be owner occupied but they left during the pandemic. But yeah, my guess is $3M is too steep for the small lots in Ashton Heights. So folks spending that money go further north for more space. |

| Yeah, I don’t know what it cost. Only it felt appreciably nicer than any spec build new house we’ve toured. It was a big one too (6,000sf+). 3412 3rd St if you’re curious. |

Yeah, that's a really weird one. It was a larger lot with a single home at a bend in Kenmore and they squeezed two giant homes on it now (this is one of them). So two monster houses squeezed into an odd triangle. |

It looks like it sold for $2.2m in 2024. So someone got very greedy trying to get massive appreciation in under two years. |
We looked somewhat seriously at the other one next to it (loved the Nantucket feel of it) but couldn’t get over how they made it look like a spec house in regards to its location / positioning with the house above. Also - zero yard and you’re basically right near that CVS that can get kind of weird at night. |
No - it was 1 old SFH on a massive lot for the area that sold for $2.2M. Then the buyer subdivided the lots and built 2 houses. |
