| In Vienna, a new house under $2M is typically around 3,500–4,000 sq ft, but the lot size is often larger than 0.25 acre. In Pimmit Hills, a new house under $2M is usually about 4,000–4,500 sq ft, but the lot is most likely smaller than 0.25 acre. The schools are comparable in both areas I think. |
| Vienna is walkable to more amenities. I'd choose Town of Vienna. |
| Vienna. It is such a nice town for families. |
| Vienna is so much nicer than Pimmit Hills. I'd only do Pimmit Hills if you work in Tysons or something. Vienna is a bit farther out if you are commuting to DC, but not far enough to make a substantial difference (I have commuted from near the WFC metro which is pretty close to Pimmit Hills and from Vienna right near Wolf Trap, and Vienna took a bit longer but there was not a major difference -- not enough to make me pick one over the other). |
| Vienna is MUCH MUCH nicer. |
+1 Vienna really is great for families. |
| We live in PH and we are very happy. Marshall is a better school than Madison; we are closer to DC and have great restaurants. I like being right off 66, 267, and 495. I was debating between a house in Vienna and PH and we ultimately chose PH because the house was better but we have been happy with our decision. |
| You will pay the ridiculous 24% town tax in Vienna. Ripoff. Also, is $2m the total cost (land and building) or are you looking to purchase a lot and then have rgr $2m for construction? I don’t like the TOV tax, congestion, but Pimmit is crap also. Neither |
| Pimmit Hills is closer in but trashier, Vienna is further out and less trashy. |
No. |
| Vienna. |

Either is fine. Pay attention to lot sizes, sidewalks, school locations, and parks for both places.
Unfortunately, FCPS has closed the centrally located elementary school inside PH. It would have been walkable from the whole neighborhood. Fairfax County now calls that building a senior center; no idea what is inside. There is a large Fairfax County regional library that backs to a public park; that park and the library are walkable from much of the PH neighborhood. Another public park is close to 267. Neither park is very well maintained. |
The back side of that park, which is on a creek, is full of broken bottles and trash and problematic people after sundown. |
| Yikes who wants to live in Pimmit |
