I realize I should ask this question of a realtor, but first I will check here with you.
If we were to rent out our East Bethesda house, would it benefit us more to rent it furnished or unfurnished? It’s a renovated 3 bedroom cape style house, not fancy. Furnishing is also functional, not fancy. Walking distance to NIH, Uniformed Services University and metro. |

It depends. I would list it furnished but you may not get more.
I rented my place furnished as did not want to move crap but did not get any more money. However, might get lucky with someone on a short term rotation. My neighbor rented his furnished 7,000 sf house in Potomac recently for two years to an executive and his family in town for only two years. |
| Unfurnished! If you care about the furnishings, move them out. If you don’t care about the furnishings, move them out because odds are they will be a subject of unmatched expectations with tenants. |
| What’s the rent? There are short term researchers (3-5 years) who come to the NIH but they probably won’t be able to afford $5000+. |
