| We got a quote of almost 80K to put on a new roof and replace slate on mansard on our Alexandria townhome. Also other repairs around chimneys, and new gutters throughout plus scaffolding. Can anyone weigh in on how reasonable this is? Seems very high but who knows. |
| They are scamming you. Call at least 3-4 different companies. |
| You are replacing a slate roof? Or is this quote for the standard asphalt shingles? |
|
Nobody can accurately say without more info. Some roofs are very straightforward, others cut up quite a bit with dormers, hips, valleys and chimneys.
Is it in an historic district? Material? Copper flashing? Are repairs extensive, including brickwork? A bunch of DCUM folks will surely cry “excessive rip off!” without knowing anything - and it’ll only serve to arm you with blind distrust, whether its valid or not. |
Was that your estimate? |
| Are you replacing a slate roof with another slate roof? |
| If OP is replacing a slate roof then that is not an outrageous price. If they were quoted that price for an asphalt roof then they better be living in a real palace. You need to clarify, OP. |
|
There are a few satellite based roof take off services - I’m pretty sure one is roofr.com.
You can confirm with google. It will cost about $50.00. It will give you everything you need to do a material take off. Bring that to a roofing supply place and have them give you a quote. That will be your material number. Double that and you’ll get a sense for what the roof will roughly cost. Lots of variables but that will get you close. |
Or you could get 3-4 estimates from roofing companies. Agree that if you are putting on a slate roof that might not be crazy |
| A slate roof on a historic house in Alexandria that might be right, just get more quotes. |
| We just replaced our roof last month in McLean, SFH, we paid 24k, this includes gutter covers. |
How big is your roof? |
There is no scenario where a roof on a townhouse costs $70,000. |
| Anything involving slate is eye-wateringly expensive. |
A mansard slate roof would be a scenario, particularly if there’s masonry repair required as well - all of which OP states to be the case. The extent - size and state - of those repairs is unknown. |
