Ballpark cost for new replacement doubly attached building in DC?

Anonymous
What is the ballpark cost (per sq ft or otherwise) for building a doubly attached row house in DC where there is no obligation to keep the facade. Perhaps with a basement dig out to enhance ceiling height.

Where is this in DC? Sure it’s not in a historic neighborhood?

Not historic district

Maybe $400 per sq foot?

“Doubly attached” is a weird term to use. I’d say “rowhouse” or maybe “townhouse” depending on location. Semi-detached means attached on one side and attached means both sides.

Neighbors did a “dig out” to create a basement for an old rowhome and that was roughly $100k, but just for the basement. I’m sure it’ll depend wildly on house size etc.

Yes, my mistake. I meant attached.

We did a 1000 sqft addition, dug down in the basement, and totally renovated the entire rowhouse (3100 square feet) for about $500k in a historic district

We were pretty happy with it. We received multiple other quotes in the $800k range for what it’s worth
