How do you calculate seller costs?

We’re in VA, expecting house to sell for around $800K. Trying to figure out how much we would net for purchase of next home - what would closing costs be, realtor fees, etc? Thanks!

For us, taxes and fees are less than 5k. Realtor commission are what you agree to with your agent. 5% has been the norm lately but everything is changing so YMMV.

You don’t need a realtor. Don’t pay the buyer broker.

How does that help with anything? You don't know the price point of the house that the poster is referring to when discussing taxes and fees.

Realtor fees can be under $1k. Find a flat fee agent to list the house (costs a few hundred), hire a professional photographer for a few hundred, and give zero to a buyer's agent (totally normal beginning July).

By doing this, you'll have spent under $1k, instead of $40K. Those are likely tax-free savings. Just think of how many weeks you have to work in your job to take home $40K after taxes.

Well it helps since I was just looking for an estimate of what to expect and the 5% would be the biggest cost. Won’t really know until we put it on the market.

A lot of weeks! We also get letters/texts from builders frequently, but I don’t know if they would low ball us. So it seems it would still be helpful to see what a fair price would be.
