[MD - Bethesda] Which of these two $2 million homes in Bethesda do you prefer?

I live in Bethesda and try to keep an eye on the market here.

As prices go, $2 million now seems to buy you what you might have gotten for $1.5-$1.6 million before the pandemic.

I am intrigued by these two houses, both with asking prices of just over $2 million.


7805 Westfield Drive (5 BR, 4.5 BA, 5035 square foot house, 8212 square foot lot)

The Westfield Drive house is newer and bigger, and on a bigger lot, but it is next to Wilson Lane, just across from the Landon School. That road has a lot of traffic and noise during certain times of day. The house has been on and off the market in the last year, and as recently as March the sellers were asking $2.4 million.

The Osceola house is older, but it's been renovated recently and if the pictures are any indication, the renovation was very nicely done. It's on a quieter street but, still, a lot of traffic goes in and out of the nearby Wood Acres neighborhood and passes this house along the way. It's just coming on the market now.

Both houses have steps to get up to the front door.

Both houses are in the Whitman district.

Is one of these more appealing/"better" than the other at this price? Or is it a wash and just a matter of personal taste?

Personally I like the Westfield house more, but the proximity to Wilson would give me pause, and might tip me to Osceola if I had to choose between the two.

#1. One car garage (and a tiny one at that) is a dealbreaker.

Neither are great. Small lots and you're going to end up with Landon traffic twice a day at least with #1.

I don’t agree that they’re heinous or in the boonies. I like the first house but wouldn’t buy on Wilson Blvd. The location of the second is nice, but the house has no curb appeal for me and the outdoor spaces are so tiny. I’d keep looking.

Off mass ave inside the beltway is not the boonies. It’s a mile to the DC line.

I think they’re both really nice actually and at the right price point. Can’t go wrong either way.

I don’t like new builds so I wouldn’t get either but vastly prefer the neighborhood for the second one.

The Westfield house is much bigger, so I'd say it kind of depends on what kind of house you want. I don't think that major road is a good bet - at that price point you should be able to get something tucked into one of these neighborhoods. Although as you said, it used to be you could get a new build for under $2m - and that seems elusive now.

I love the Osceola remodel - it's amazing what they with it. Wonder if it feels a little tight inside - or outside? As PP said, one car garage is kind of a pain. And it seems as if you're paying a premium that's above the neighborhood comps?

But it's definitely a tricky price point - especially in today's low supply market.
