I was expecting to click on the link and explain to you why the price was right for 22201, but no, you're right, 2.5M is insane. The kitchen and master bath are more than underwhelming and the lot is below 5000SF. I doubt this would sell for 2.5M anywhere in 22201, let alone Lyon Park. Those people are nuts!

The Clarendon area has been hot for decades. You can walk everywhere from there including to the Metro and restaurants. Location, location, location!

I’m OP and I know, I live here but in a pricier corner of 22201. This home is a super cheap flip, crazy for this price.

Ugly exterior, awful design choices. Took them two years to get it done. Seems like a really amateur builder.

Yeah but you can't just throw up a piece of garbage and ask for 2.5M. To start, this is an undersized lot, even for that area. The outdoor space is even more paltry than the photos, guaranteed. The basement appears to be LVP and the kitchen and bathrooms are a mess. The first floor family room or main living area looks very awkward from the photos, but it's not staged, so it's hard to tell. Which brings me to my last point, why didnt they stage it?

If I'm paying $2.5 million for an ugly-ass, poorly designed flip on a tiny lot in Arlington, it better be closer than a 20-minute walk to the Metro.

That is much worse than I expected when I clicked. Did they tear down the little old house that was there and build this on purpose? This is such a higgledy piggledy design. How was it approved?

I'm sorry to report, but nice, new construction in Arlington is now $3-$4m. This is pretty much what I expected. It's on a quiet street, and while ugly, has a rental apartment in the basement for income. It's not exactly Clarendon, but you can walk quickly enough.

The counter in the primary bath looks like a mistake. They need to fix that.

I don't think that it will sell for too much less than the ask.
