Have you fixed up your house to sell, only to decide to keep it?

We are in the process of fixing up our house to sell. We have a coming soon sign on our lot. People are literally stopping by to inquire about it every day.

After all of the small pesky jobs we are having done, the house looks amazing. I’m starting to feel like I don’t want to sell anymore. We do not have to move, we were planning to downsize. Has this happened to anyone?

They made a TLC/hgtv/something show about it: “love it or list it”

If your house is now meeting your needs, great!! Lots less stress than moving.

Sort of. I bought a fixer upper in 2021 with the idea I'd spend three years working on it, both DIY (I'm very good, better than many if not most contractors) and outsourcing other renovations. Plan was to sell around now or next year and move into a bigger fixer upper.

But have a feeling it's going to be postponed for a few more years. Really hard to give up the 2.75% for 8% and prices are still very high. Even for fixer uppers.

Consulting the track record of the show Love It (remodel) or List It...

Love It (stay in house) outcome was 140 out of 236 episodes.

Haha. Not an HGTV watcher, but I get it!

My wife was very concerned that I would back-out of selling our house as she saw me daily gazing blissfully at it after we had gone through the pre-listing fixes. It was also the first spring that my plantings didn't look sparse and they were in peak bloom.

We sold.

We sold. The house looked beautiful after all the work but there was no changing the poor school district.

No, but we always had a reason for moving that had nothing to do with cosmetics.

Once we were talking with our old landlord/real estate agent about the things we want to fix on our house and she said: Do it now! Don't wait until you're about to sell...enjoy the work and money you've spent! So that's what we did. We're enjoying all the new things and will maybe sell in ten years.

What were the most impactful changes?

We did this. Someone expressed interest in our house (it wasn’t on the market) and we got busy pressure washing and fixing all the little things that needed it, and the house looked so good we decided that we didn’t want to sell.

The experience convinced us that we need to stay on top of all those things, and keep the house even more uncluttered (we didn’t have much clutter to begin with), so *we* can enjoy our house. I try to consciously think about what I would do if we were going to put the house on the market, and just go ahead and do it.

That's a great strategy. I feel so much better when everything is neat and clean with no broken things just waiting to be fixed.

Decluttering, painting, washing windows, cleaning like your grandmother.

Yep, I decided to love it, not list it.
