Why no zestimate?

Is the reason that a listing agent doesn’t allow a zestimate to be listed always because they are pricing for a bidding war and hoping people will bid more than it is worth? Or are there other reasons too?

Sometimes the estimates are wrong. For example, we bought a fixer upper and gutted it. Zillow, Redfin, etc. have no idea that we did this, so their estimates are far under the market value.

These estimates are terrible. It's not like Zillow has someone who comes to the house and walks around in it. They are based on things like the square footage and the location and past sales. A lot of it can get very skewed. For example we own a townhouse in a community where all the houses are very similar to each other. But the estimates on Zillow/Redfin/etc. differ significantly from house to house. If a house was sold recently that will impact the estimate versus a house where the same owner has lived there for the past 20 years. The square footage can be gamed because some people count finished basements and attics and lofts and some people do not. I would not recommend taking the zestimate or lack thereof too seriously at all.

One example is 4437 Faraday Pl NW, Washington, DC 20016, which is clearly being priced to try to provoke a bidding war.

Why would an agent be concerned about the zestimate because they are pricing for a bidding war? Both Zillow's and Redfin's estimates are completely inaccurate. Your speculation is completely wrong. Shocking.

I always find that the Zestimates for my home are too low, and the Zestimates for houses that I might be interested in buying are too high.

The Zestimate for my house was pretty low until it sold. Then all of the sudden it was much higher. It's such an important and useful piece of information.
