JFC. How are homes in PG going for well over a million now? Affordability just doesn't exist in the DMV. FML.

This house is 5000 sq ft. It would cost more than 1.2M to build something this size.

That's not Hyattsville, it is unincorporated College Heights Estates (adjacent to University Park). This is an established neighborhood with large, generally well kept houses.

It is not uncommon that houses there go over $1M.

The last few College Heights Estates houses have been ugly. Too many there have bad curb appeal and need a lot of work. That subdivision used to be the really nice but some of it hasn't aged well.

That's not Hyattsville, it is unincorporated College Heights Estates (adjacent to University Park). This is an established neighborhood with large, generally well kept houses.

It is not uncommon that houses there go over $1M.


Makes sense with it's proximity to UMd. Probably very attractive to administration and higher income professors.

Why do you think so? CHE does have a Hyattsville address, just like University Park, but very few people refer to either as Hyattsville.

I personally think that CHE is the nicest neighborhood in PG County. I live in another part of the County but drive through that neighborhood several times a week and it is just lovely. Quiet streets, large lots, very nice homes, established trees etc. The new Trader Joes and the Whole Foods are about a mile from that house and there are frequent buses along Adelphi road that will take you to UMD campus or the Hyattsville Metro station.
Biggest drawbacks to CHE is the lack of sidewalks and no community pool.

It depends what you like, but CHE has to be up there. Indeed, a really nice place to live now enhanced by the new amenities in College Park and Riverdale Park.

For my taste, I still prefer University Park, in particular the older streets (Pineway, Clagett, Woodberry, and Van Buren). The houses have more character, they have sidewalks, and the lots are ~8k sqft which enhance the sense of community and don't require as much maintenance. Of course, taxes are higher since it is incorporated...

I live in the area and I love the house, but I feel like it would take some work, especially on the second level to make a good master suite. At that point, would I rather live across town in a smaller house? Idk. This one has some appeal but it’s not spectacular.

You should tell that to the U.S. Postal Service who says it's in Hyattsville.
