This. It's outside the beltway, which may not matter much nowadays, but the commute is brutal for that price.

You're not familiar with how much homes are selling for outside the beltway in Fairfax County.

Looking at Alexandria comps that sold in the past 3 months with similar sq footage, that home seems still priced at least 100k too high.

+ 1 It’s incredibly dated. I’d want to gut almost everything in that house in order to live there. It screams 1990s reno. And GS scores aren’t great.

To each their own, it has good bones even if a little overpriced. Cabinets are fine and look good condition, plus light brown easier to modernize with a white quartz counter than cherry wood. Paint them if needed, switch out counters, backsplash and a few light fixtures. Otherwise it's got wood floors throughout that look good condition. Do you prefer greige and luxury vinyl tile or something?
