
We are looking to sell 400 acres of land in Lovettesville, Loudoun County, Virginia in the near future. Our property contains sizeable portions of land that is bordered by the Potomac River. We were wondering if it would be best to subdivide the property into various parcels, or if would be more appealing to sell all 400 acres at once? Furthermore, is there a way to unconventionally list properties on the market without having to use mainstream sites like Zillow and Redfin and potentially get in contact with individuals who will make the best use of the land? We are willing to sell the land at 1/5 it’s market value to individuals who are affiliated with conservation groups, farmers, park associations etc, but were informed that it could potentially be discriminatory to have buyer preferences. |

Land of this size never transfers via Zillow or Redfin. And most agents don't know how land use works so finding any old real estate agent won't cut it either.
There are "green space" banks that exist where a developer is making a subdivision in one part of the county but they are required to do a tree-save in other parts. That would potentially be one option, that it becomes preserved via a green space bank. You really need to start with a land use attorney. I recommend Vince Keegan. He's in Tyson's. Start with him and see what he can do for you. |

What is the appraised or estimated value per acre ? |
You should talk to an investment sales broker who has experience with land. |
OP here. The appraisal told us that the value per acre would differ depending on the location. Since the estate is so big, land that is closer to roads, the town of Lovettesville, and the Potomac River seem to have the highest value if subdivided. |
