Herndon High School for the average kid

I think kids are ok at Herndon. They stick with their cohorts and take honors/AP classes. The sports aren’t terrible, some of the teams are good.

The boundary lines between Herndon and Langley are ridiculous though. The SB needs to even out the FARMS disparity between the two pyramids.

A lot of Reston goes to South Lakes.
If you like Reston, find a home the goes to South Lakes.

Much of Reston, even North Reston goes to South Lakes. It’ll be easy to find a home zoned for there.
FWIW my average kid is doing fine at Herndon.

Sadly, there are like four homes out there zoned to South Lakes under a million. It's a mess out there!

There are two houses for sale on Magna Carta in Fox Mill estates zoned for SLHS that are under $800,000.

How about the beautiful contemporary styled townhomes around and near Lake Anne plaza? They are a number below 1mil and zoned to South Lakes. People love that mid century modern Dwell Magazine look these days.

Cooper/Langley are awful. Rich , cliques. Not at all friendly to average kids.

Good regular classes and option to move to honors/AP in different areas. Good facilities and not overcrowded.

Appreciate the suggestions but we are currently in a townhouse and need more space (and a yard).

What is your budget? There are definitely houses under $1M in North Reston and South Reston. Nice houses, with land. North Reston is very nice. Nice houses, parks, lakes, pools, shopping, metro. Sough Reston is more older houses in forests. Very full of nature, but less sunlight. Both areas are nice. South Lakes right now is the better school due to changes in boundaries over 10 years ago.

Areas near and around Glade can be very rough and crime-ridden.

You can also look in Herndon bordering North Reston. I know DCUM looks down on it, but it’s quite nice with leafy streets, community pools (you can buy into Reston pools as well), trails, etc.

Just go to redfin Reston and filter for 3 bedroom plus, minimum 2.5 baths, single family. Set list price at 1.1 m. Then remove map outlne and see what comes up as listed or pending. Obvously you haven't done that since some comp bed/bath properties zoned for Langley close or go under contract lower or slower than zoned for South Lakes.

I just saw a sign go up today in my neighborhood so I’m guessing it’s coming soon. Dayflower Ct. in Reston. Sunrise Valley, Hughes, South Lakes. Based on the last sale, it will likely go for $950K in a few days, but we love this neighborhood! Insane the price jump since we bought 5 years ago.
