| I've been using Redfin to track house sale prices in my neighborhood since we're thinking of buying this summer. For the past two weeks or so a couple of houses have disappeared from Redfin- they don't show up in a search on houses for sale or for houses sold. I know they are for sale because I see the signs in their yards. Has Redfin stopped displaying houses with contracts pending? Anyone else having this problem? |

There is an option in the search window that allows you to sort out the contract pending houses. Perhaps you accidentally change your search options? I believe it's a drop-down box.
Another good site is Zillow. It allows you to get a more accurate worth of the houses on sale. |

YES! I've noticed this lately, too, and I don't think it's a search option thing. When a house goes under contract, it just seems to disappear from Redfin. It stinks!

| I've noticed the same thing. There is a house down the street from me that has a big sold sign out in front and the listing has disappeared from Redfin with no followup. The wierd thing is that it still shows up as an active listing on other realty web sites. |
| Try franklymls.com. It keeps pending sales up just shows a line through the writing. You'll get what I mean when you see it. |

I use Redfin, and I've noticed this also. I think it has something to do with the way the agent lists the house on the MLS. They often come back on when they are sold, however, and some of the under contract houses stay on Redfin. It is odd, and I'm not sure why Redfin doesn't just keep the listings current, as I'm sure they have the info in their system. But it may have to do with MLS rules.
It also bugs me that Redfin does not display price changes when a realtor delists, and then relists the property. It only lists the new price, so you can't see where the house started. Realtors do this, I'm guessiing, to fool people into thinking some stale old listing is actually NEW!! If you don't have Redfin, which lists all of these delistings and relistings by date, you might be fooled. Redfin is by far my favorite real estate site, so I'm sticking with it despite it's flaws. I do use Sawbuck for it's real time alerts, though, which Redfin doesn't offer yet. |
Weird I can see it being delisted Property History for 7201 OLD DOMINION Dr Date Event Price Appreciation Source Jan 22, 2012 Relisted (Active) -- -- MRIS #FX7543651 Jan 09, 2012 Delisted -- -- MRIS #FX7543651 Jan 09, 2012 Relisted (Active) -- -- MRIS #FX7543651 Dec 31, 2011 Delisted (Expired) -- -- MRIS #FX7543651 Apr 25, 2011 Listed (Active) $1,350,000 -- MRIS #FX7585166 Mar 03, 2011 Listed (Active) $3,500,000 -- MRIS #FX7543651 |

Works fine, just make sure in your "more options" search you have the pulldown menu set to do "active and under contract/pending".
I noticed it has been defaulting to "active" sometimes.... Perhaps they've been doing some network or system upgrades which resets things... |

The market seems to be heating up with lots of sales happening pretty quickly. I noticed in the past few days that houses i had been looking at were already under contract a day or two later and I could not find them in the system or franklymls.
I have found that they get removed from redfin and take a few hours or days to reappear under pending--think it has to do with how quickly agent enters all the details around the close. |
Op here- thanks for this! I finally found the status menu and changed it. Thanks! |
| I have found this as well in Redfin. My settings are set to "active and under contract pending". Some "under contract" homes are still shown, yet others have disappeared. So frustrating!!!! |
| Seriously, make the move to franklymls |
