Opinions, please- Property Mgr for SFD? - advantages, disadvantages, and typical fees

background- our newly-renovated for-sale vacant upper NW DC home has seen few offers over the past several months. We've reduced the price a total of 9%.
We are considering seeking a tenant for the next couple of years, and a professional property mgt company related to the listing agent has offered to serve as our property manager should we decide to remove the for sale sign and rent out the house instead. Please suggest the advantages of engaging a property manager, and whether it is typical for the property manager to capture the first month's rent, plus 8% of the gross rent thereafter.

Some take 3/4 of 1st month's rent to find a new tenant. 8% is standard. And well-earned. You do not want to be dealing with tenants, trust me.
