Should I replace tub with shower?

We are a family of 4 (2 kids under 4) in a formerly 1bdrm now 2 bdrm condo. We are considering replacing the tub in our 8x5 bathroom with a shower to install a double sink vanity. I am concerned about resale and rental devaluation if there us no tub.

There have been a couple of previous threads on this, general consensus seems to be as long as there is one bath in the house, it's no worry, but it sounds like you might only have one bathroom. In that case, I do think it would impact resale/rental value and is probably not a great idea unless you plan to be there long-term.

If there is only 1 bathroom I would not replace the tub with a shower. I think having a tub is more important than a double sink.

In real life, most of us would use the shower and double sink way more than a bathtub. But, in the house selling world and house assessment world, I think a tub is more valuable. Plus, you'd be knocking out potential buyers with young kids who still bathe and those looking to have kids. Most of that set want a bathtub.

If it's the only bathroom, I wouldn't do it. I would never have bought a place without a bathtub, even before I had kids. (some people like a bath once in awhile.) In most households, only one person is in the bathroom at a time so only 1 sink is needed.

When you say it's now a 2 BR, do you mean you converted a den to a bedroom? When you go to sell, you'll be limited in how you can list it; you may use a room as a bedroom but it may not meet the legal requirements for calling it one.

It may make sense for you and your family to have two sinks and one tub, but as others have mentioned, you are hurting the resale value. If you're going to be there a long time, it may be worth it to you because the improvement to your quality of life, but then you'd need to stick it out for a lot longer than you may want to.
