Why did this house sell for $100K under listing? CC Section 3

Listed for $1.35, sold for $1.25. Any idea what happened here? Seems odd given the current market / lack of inventory.

It's tiny and needs a lot of work.

I like it. It's just the right size for a retired couple. Not everyone wants to buy a huge house. Kitchen and bathrooms need a bit of updating, but otherwise I think it's charming. I would have a field day landscaping the garden.

The bathrooms are terrible and need to be gutted and redone.

It went contingent (not pending), so in addition to the cosmetic stuff cited, there may have been other issues that popped up during inspection. E.g., the basement looked like it could have had a water issue.

That just means that there were contingencies, probably for inspection, but doesn't necessarily mean there were any problems.
