+1 Ours was very proactive with sending us listings, arranging showings and very prompt with writing offers. |
I get it good point. But wondering how long to arrange a showing like a few minutes? Hours? A day or two? |
Also I think the listings are done automatically not really hand picked. |

Your agent should be contacting the other agent the same day you decide that you would like to see a house. You should be able to get into the house in the next day or two, but some of it depends on the listing agent, of course. In some circumstances you might be able to see the house on the same day — e.g. you see the house online in the morning, you ask your agent to arrange a showing, you find out you can take a look that evening after work. |
We saw our house on a Wednesday afternoon. I texted our realtor the moment the alert popped up on my phone. He got us in the next morning and had the inspector and contractor present too. The offer was submitted the next day. |
I don't think they have to contact the listing agent for a showing I think they just book it online. I could be wrong. |

You would send a text saying you are interested in this particular home. Your agent would get in touch with seller agent and get back to you within minutes to schedule a time to go look at it. That’s how it worked for us. When we were interested in a home to put an offer down, our agent asked if we wanted to do a pre-offer inspection and write up an offer immediately after inspection. Everything happens very quickly. |

Sometimes it’s that easy, sometimes there are tenants, or a baby at home, or the other agent needs permission from the seller to say yes every appointment, and you can’t just show up bc you might need a code. |
Yes, I think they do have to communicate with each other. They need to know when the home is going to be looked at and the sellers need to agree. I think all of those converations happen between the agents. |
