I assume next year means 2015. BB&P will not open till 2016, etc. Anacostia's time is coming soon, but not in 2015.
I woiuld be more inclined to say Ivy City where the Hechts warehouse project is already underway. Or maybe Near NE, close to Union Market.

Historic Anacostia has a lot going for it. Metro, nice housing stock in a village-like setting, near the river and national park.
