Richmond Fan Neighborhood Noise Level

To all DCUM Richmonders.

What is the noise level in the Fan and Museum districts now and how does it compare to pre BLM activities? I have read a couple local news articles with complaints about the noise into the early morning hours. I live just off Wisconsin Ave in close in MoCo so I am used to a moderate level of noise.

I see many, many properties for sale in these neighborhoods and more popping up everyday. Is it just an exodus to the suburbs or is there more I don’t get?

If you have kids do they go to public or private middle school? High school? How hard is to test into the magnets?

Does this area feel more or less safe to you during normal hours?

How does the vibe compare to DC - less snobby?

It’s much quieter than DC. Zero difference pre vs. post BLM protests unless you are living on Monument Ave.

You will have some college frenzy the closer you get to VCU.

Elementary school is Fox, great school. You will need to send your kid to private or a magnet after elementary.

You might also consider the Museum District. Homes generally have a smaller footprint than the Fan but quiet streets and great access to amenities like grocery stores - walk or drive to Publix, Kroger, Fresh Market, restaurants and bars, and VMFA.

Richmond feels more like a cluster of small towns as opposed to a big metropolis. People are very active in their neighborhood associations such as the Fan District or Museum District, and it’s very much a stop and chat with your neighbor on their front porch type place. You will run into your friends and co workers at the grocery regularly. Same with restaurants. If you need the rush of big city life look elsewhere. But if you’re looking for some more peace and quiet, and less of the “rat race” mentality come on down.

There’s actually not much on the market right now. Lots of turnover in the multi family market but that is because it’s been a very tough year for landlords with VCU doing majority e-learning.

Richmonder here! I live in the fan. I’ve never lived in DC so I don’t have the comparison points to give you. I live closer to the Boulevard (Arthur Ashe Boulevard is the new name) meaning I’m further from VCU and the monuments so it’s not loud here. I’ve lived here for 9 years. DD is about to start 7th grade. Public (we’re DCUM poor). Your smart kid will absolutely get in to one of the application only high schools (Open, Community, CodeRVA, or the governors schools Maggie Walker or ARGS).

Thanks for the responses. There were some recent threads where people identified themselves as Richmonders in the Fan/Museum Districts so I thought I’d see if anyone had any thoughts.

The middle schools are of the most concern to me. Very low rankings. However, middle schools universally appear to be not all that. I never here people say they live their middle school. Well, other than Deal in DC, which I am not zoned for.
