I honestly think with Mayor Barry no longer in the picture, you're going to start to see a new movement to settle East of the River. He was a bridge to the past and people hung on to him, but the city is ready for change.

I have a friend who lives in the cutest little development (I know, I know, not very authentic, blah blah) close to congress heights. I love her townhome and I bet its going to triple in value (bought 10 years ago)

Henson Ridge? http://www.washingtonpost.com/wp-dyn/content/article/2009/12/13/AR2009121302939.html

"But then cars were stolen. Homes were burglarized. And when stray bullets crashed through windows and walls, residents could no longer deny that the neighborhood's violent past had resurfaced like a stubborn ghost. "

Thar artiicle is 5 years old, I live in Henson Ridge and it has stabilized, very little violent crime now, still a bit of an oasis however. We do have a stubborn burglary problem, in which we know the neighborhood teenagers are committing, but the police seem powerless to do anything about it. My neighbors are immediate neighbors are great. Working professionals, doctors, a few lawyers. We tend to band together against the renters because unforturantely they're the cause of a vast majority of the crime.

It appears that a major renovation is on the horizon for the current Brentwood Manor (currently low-income housing) sometime in 2017. If they can just keep building up RI Ave from Metro up to South Dakota, I think it may be the start of something wonderful for that area. Excited to see the change. Still the issue with schools, but that seems to be most areas.

Bump. The Art Place site at Fort Totten just in some big cranes in addition to all the excavation equipment that has been working away.

I have to concur with Anacostia, I bought in 2009 and recently my home appraised for 150% of the purchase price. This area definitely needs more retail and sit down restaurants and while there are burglaries (which have been on the decline says the police blotter) I have never feared about violent crime. I have no problem walking home from the metro late at night. The schools are terrible though and would take a cohort of dedicated parents to improve.
