What's the nicest 1BR apartment complex I can get for under $2200/month in downtown DC?

$2,200 for a one-bedroom isn't that hard. If you don't mind something smaller than 600 sqft?

Keep in mind that the below apartments also have amenities fees, pet fees, and parking fees.

If you could push it up to $2,300 a month I highly recommend the Incanto in Waterfront. I believe it is the nicest apartment building in D.C. includes a huge terraced rooftop garden, 3,000+ square foot gym, an infinity pool, a dog run etc

Plus everything is brand-new.

If you noticed, I said 'It really does look even better than this in person" meaning yes, I know that's a rendering and I've been poolside at that very pool this summer. If you think the image looks nice, the experience is way better.

Modern on M is very newly constructed--not even sure if people are living there yet. You'd have to expect some quirks if you're the first to move into a building, as they're often working through a punch list of final construction tasks and the staff will all be new to the building.

I highly prefer being the first to move in for that reason. Your pick of the properties and not wondering what that 'smell' is from having 5-6 other owners before you.

My buddy is living at Atlantic Plumbing near U St/9th St and is really liking it. Similar price point.

PP here - I love hotels! Especially luxurious ones. I regularly head to the Four S for a staycation and I function just fine because I know they're cleaned on a regular basis after each stay. Can't say the same for a old house or apartment which could have belonged to a hoarder or someone who painted over asbestos in their basement in order to sell the crappy place (yes, that happened).

As for where I live - I wouldn't say I'd never live where someone else lived before. I just prefer brand new and so far its worked out just fine.
