Redfin"hot home"

What does a "hot home" in Redfin mean? Is it a marketing ploy, or is there some research behind it--nice house priced right, desirable neighborhood etc? And i

I think it's based on views, showings and favorites.

We didn't list our house through them but it showed up as a hot home a day after it went on the market. It sold in 3 days. Most of the homes we saw when looking to buy that were hot homes were definitely at the very desirable end of the spectrum and seemed to sell fairly quickly, ie in 2 weeks.

If an agent lies and includes basement space in the total sq ft, the Redfin proprietary formula aka machine perceives it as above ground and thinks it's cheap.

Redfin agent told me it has notrhing to do with number of views or favorites.

I wish they would separate the two. Just as they separate garage from house sq ft. It was very confusing and hard to search for homes. Often they would be off by 1500sq ft!

They are separate in the MRIS. There's a tax SF field that pulls from the tax record - so above-ground only, and a total finished SF field that the agent can add. That usually includes the finished portion of the basement.

no you moron, this has been happening since 2007. Get with the times, the finished square footage is now used. This hurts homes without finished basements as they should.

I live in Baltimore county and have seen many "hot" homes languish for weeks or months, rather than the days predicted. Their algorithm must be off.
