So, isn't the betterl question: "Should I buy a 1.4 million non-forever home, with only 2 beds up, just because it's in Clarendon?"

I would say no. Clarendon is nice, don't get me wrong, but I live 1 mile away and bought a gorgeous custom built home for 1.5 a year ago, that's already appreciated (just did a refi).

I'm staying here for the next 15 yrs minmum because house is perfect, school is great, Metro is .65 milesaway (yes, farther than in Clarendon, I know) and the neighbors are fun and welcoming.

I guess I would just say, bubble or not, don't let the Clarendon hype blur your vision.

Do you want to walk everywhere or are you okay with getting in the car every time you need to go to the store, gym, dry cleaners, restaurant, etc? Lifestyle is very different even a mere 1 mile outside the center.

That said--unless you are buying a brand new, huge Mickey Simpson McMansion-- you can get something a few hundred grand less and still be in Clarendon. It might take a while to find though. We waited it out two years because the walkability (as city only people) was a really big deal for us. Of course--moving farther out we could have gotten a bigger house/lot---that's true in any city in the country. You pay for location. It is hardly a novel concept.
