What do you think this home will sell for?

I am in love with this home priced at 600K but it is over our budget. However appears to be in great condition (aside from the bathrooms needing updating) and in our prime location. Is it rare to find a home at this price with over 2000 sq ft and walking distance to Old Town and the river? It is in Northeast Alexandria. Do you think it will sell for less than 600?

This home seems to me to be priced pretty affordably per square foot for its location, so I think the seller will get close to what they are asking.

I don't think you are going to find a home with >2,000 square feet for less than 600 that meets your other criteria. It doesn't look like any homes meeting those specs have sold in the past year.

If you're OK with between 1,750 and 2,000 square feet, these are still "rare," but six sold in the past year, and you only need one home, so I suppose you've got a shot.

I don't think it is going to sell for considerably less than 600K. FWIW, we brought a home in Rosemont (near Del Ray), walking distance to the metro, better elementary school district, 2500 sq. feet, for $670K.

I think it's reasonably priced (but then I'm looking in McLean), but those schools are horrendous!!!

Schools are not a concern. We plan to start our family in the next home, but move into a SFH in a good school district before the kids are school aged. How is the neighborhood in which this home is located? Family friendly? Safe? Clean?

When did you buy? That is very inexpensive for Rosemont, unless you're really in Delray.

they should be, because they will affect your ability to resell the house. families with kids will think twice about buying if they can afford better it and you will have a smaller pool of buyers. also, check the various public schools forums. there are plenty of people who made the same reasoning and bought in areas with bad school because they were only planning to stay a few years and not they kids are school age and for all kinds of reasons they canno afford to sell and move.

The issue your going to run into with resale is schools are important to most people so you have a limited pool of buyers. We've had lots of friends forced to send kids to privet because they can't sell, if you need schools in the future buy somewhere with good schools now.

There is no problem with resale in the Old Town/Del Ray/Rosemont area, because plenty of people still want to live there. People that are cautioning you probably don't know the market too well. I don't know a single soul near us who can't afford to sell.

You could get trapped in this school zone so I wouldn't plan on just selling. Poor schools zones often take a hit on prices first and are the least desirable vs the place you are seeking in the future.

OP, god forbid something happens and you can't move. You lose a job, somebody gets sick, etc... By not having the school zone figured out you'd be stuck in a sucky situation. You don't want that!

Not only that, you'll lose a lot of money in transaction costs if you were to move within a few years.

If you are able, and want to be in Alexandria, I would at least pick somewhere that has a good elementary school. Rosemont or some of Del Ray that goes to George Mason or Maury. I wouldn't buy in J-H unless you can afford private.
