Are these nice neighborhoods - Not on a busy road with nice neighborhood feel? They have all been on the market for a whiel and I'm wondering why. prices have gotten a bit too high very quickly, we are in the slow season and interest rates are spooking people. I think the magical number is that above 1 million and the property sits much longer.
I Know about 6 months a go the FALSTAFF property would have sold for around 8-900k and now it is over 1.2 million. |

McLean and Great Falls have a large number of upper-bracket homes and houses over $1M often take more time to sell. There are more upper-bracket sales in 22101 and 22102 than they'll be in the Arlington zip codes, but also more houses that sit for longer periods. It's been that way for a long time.
They all seem like nice homes in pleasant, but car-dependent, neighborhoods outside the Beltway. The house on Eaton is particularly far out, almost in Great Falls, and I wouldn't live on Lewinsville Road, which gets a lot of traffic, but otherwise they are all pretty nice. The house on Falstaff is in McLean Hamlet, which is a nice neighborhood with its own community pool. |

Any on busy roads or isolated houses without a real neighborhood. |
I'm the PP on your other thread who grew up and lives in McLean. All of these houses are in great locations and neighborhoods except for the last one. Here's my feedback on a few of the listings of which I'm familiar:

The neighborhood is slightly McMansion-y, but bright and well-manicured. http://www.wfp.com/propertySearch/prop.asp?mlsid=FX7985575 http://www.wfp.com/propertySearch/prop.asp?mlsid=FX8047459 --> Timberly South is another beautiful, well-manicured subdivision. It is well established in McLean, so the houses have a lot of character. http://www.wfp.com/propertySearch/prop.asp?mlsid=FX8078584 --> This is in McLean Hamlet, one of the largest subdivisions in McLean. Most of the houses are medium-sized old colonials and split-levels, but the premium on the price is due to the location and amenities of the neighborhood, which include a pool and tennis club exclusive to the Hamlet and walking proximity to Spring Hill ES. $1.275 is one of the highest prices I've seen in the Hamlet, which must mean that it's nicely and recently renovated. Although the houses aren't spectacular, if you're looking for a family and kid-oriented neighborhood, the Hamlet is one of the best in McLean. The garden apartment complexes off Magarity Road in 22102 are convenient, but not particularly nice. |
I think in general there are some loan limits and things that change once the property is a certain amount that causes the drop off in interest. |
