OP, looking at your options, I would definitely try to get the 2 bed + den.

It appears that this is the layout: https://secureservercdn.net/72.167.242.48/lno.3d8.myftpupload.com/wp-content/uploads/2021/05/The-Yards-Summit-Expanded-PDF.pdf

Any idea what is above the den area? Is it a balcony? Can it be finished space?

I will check. It doesn't look like the other units have a balcony. The den is connected to the community center, which looks like it's the same size as a standard townhouse. This community is tiny. There's only one unit available with the den. The rest are all 2-bed room/ 2 bathrooms. There are 11 townhomes + a community center.

Sounds noisy.

So at this point, all I can say is do you want to live in a 2bedroom with 2 small children? For 300K out in the hinderlands surely you can find 3 bedrooms. Those children will not be that small for long.

OP here. Um okay. We live in greater Philadelphia I guess. Why do you have to be a snob? It’s a mile from the train station. People commute into the city from my area. Doubt many people from here know all of the suburbs of Philadelphia. I’ve only been here for 2 months and there are millions of towns everywhere.

It’s not about being a snob, really? It’s about being correct, I know Philly neighborhoods and would happy give an opinion as the thread was about a townhouse… in Philadelphia. A thread about Bensalem, Cherry Hill, Chicago I wouldn’t have read as I have no information on those locations. It’s not Philadelphia, in real estate location matters so be specific to get the advice you seek.

That's what I was thinking, but apparently, the community center will only store mail! No gym, no balcony, and no driveway.
