can realtors manipulate the comp reports?

I did meet with 2 different realtors who presented me with comps and suggested $200k difference in listing price. ($1.6M v $1.8M). The first one who offered a lower comp said, "hey, if you want to list it at $1.8, I'll list it at $1.8" but the second realtor really did her research and could articulate why she felt confident she could sell it at $1.8 based on other house sales. She also knew the specific neighborhood better - had more sales in the neighborhood, so I listed with her for $1.8, and it sold for $1.875.

? Just run your own search on redfin by sq footage, number of bedrooms, and bathrooms, and click through the listings to what you think is similar.

I don't understand why realtors would lie when comps are easily searchable by anyone with half a brain and a minute to spare. If you find different comps, have a conversation about it.

Wow, this is eerily similar to our situation. One realtor pulled the right comps and justified $1.8. Another pulled bs comps - location and other factors for comps were clearly inferior - and suggested $1.6 but said they could do whatever we wanted. I think the second realtor was hoping for a quick, easy sale.

Because most people won't do their own research. It's mind boggling to me, but even smart, educated people frequently don't do this.

Was getting ready to make offer current realtor sent total bs comps called them out and got a second set of bs comps. They think we are all stupid I guess!

Sorry not sorry I don't trust any of them anymore and yes they can very easily manipulate the comps in trying to sway sales and offer price points.
