2.5 for this in Arlington?

It doesn't look like a flip to me. Looks like a new build, though an ugly one.

Yeah but you can't just throw up a piece of garbage and ask for 2.5M. To start, this is an undersized lot, even for that area. The outdoor space is even more paltry than the photos, guaranteed. The basement appears to be LVP and the kitchen and bathrooms are a mess. The first floor family room or main living area looks very awkward from the photos, but it's not staged, so it's hard to tell. Which brings me to my last point, why didnt they stage it?

There's a lot to complain about, but LVP in the basement is the right choice. You don't put real wood below grade.

It’s LVP in the entire house. No garage or even carport. Cheap tiles.

Is it really!!!! Why doesn't it all match then? Since it's a reno I presume they had to put all of the LVP in bc that's a more recent floor product.

It says in the listing it's Reno.

LOL they won't get 2.1. Maybe 1.8.

You can't get anything for $1.8 anymore.

Check the recently sold homes on Zillow using the price filters. You can get homes for 1.8M and less. Even in north Arlington.

Exactly, you can get some thing very nice for under 2m, or in this case 1.8mish in the N Arlington area. Not sure how out of touch that poster is

Yeah it's a new construction. If you look at the listing pictures from 2022 the house looks very very different (it was a teardown listing).

Also, not sure about this of course, but it seems like they may have spent around 1.2m on the construction of that awful ugly places (homes.com is amazing for not only seeing old listings, but also mortgage info).

2.5 and they can’t even bother to stage it?

Then why does it list reno details (built 1930, etc) and why does it highlight "new HCAC systems?" Is it just a sloppy listing?

This house is horribly ugly and the yard is tiny. That would be hell for me to live there. I will just keep my house on multiple acres and avoid the misery.

This house just makes me feel a bit better about my recent home purchase, which I thought was too much…now I see I got a deal.

Not bad enough for your sprogs.

It’s a “major remodel” per Zillow, not new construction. https://www.zillow.com/homedetails/258-N-Barton-St-Arlington-VA-22201/12085979_zpid/

“new construction: No
Year built: 1930
Notable dates
Major remodel year: 2024

The exterior is hideous.
