We are looking at this 16 year old house and I'm in love with their kitchen because it has all these high end appliances(Viking Range, Sub Zero refigerator)? But I am not sure if Im getting sucked into this money pit where everything will start needing to be replaced once I move in since they are all older than 10 years. Just wondering how long do these last. I think the DW and Microwave are Dacor or Miele.

Sorry...I do know the AC and furnace have been replaced recently...and I'm hoping I dont have to think about the roof for another few years. We kind of overpaid because of the hot spring market...just that I dont need things breaking down on me the minute I enter the house and being forced to replace with expensive appliances will take a toll on us the first year atleast. I guess what I'm asking is ...if the appliances are all 16 years old, should the house still be higher priced than other comparable homes with no high end appliances. Some people have mentioned that these appliances do last longer..but I wanted to know if that means more than 20 years. |
Our subzero is 14 years old and hasn't had any problems. Older Vikings are notoriously prone to breakdown but presumably they've worked through those problems at this point. Frrankly I wouldn't assume that any 16 year old appliance is going to last much longer but they also shouldn't all break at once so you can replace them over time. |
The DW and microwave have probably already been replaced. DWs last about 8 years. Microwaves as little as 3-4 years these days. |
The spring market was hot?! Low inventory doesn't equate to a 'hot market.' Over paying is never a good idea. That being said your appliances should be good for another 5-10 years. If they break down before then you can always have someone repair it rather than buy a new unit. |
The Wolf microwave from kitchen renovation by the previous owner crapped out, 4 years old (2 with him, 2 with us). Replaced by a good old GE that will probably last 20 years like the counter top one we had forever. |
GE and good should never be used together. We moved into a brand house with all ge appliances except the refrigerator (we paid for the sub zero) The wall ovens had to be replaced after 6 months Microwave after 2 years Dishwasher after 4 Sub Zero still going strong after 10. The only thing that works ok (the regulator had to be replaced) was the cooktop. Sub Zero has awesome service. So unlike GE. We replaced all with kitchen aid. Running like a charm. |
Microwaves just don't seem to last anymore. Our Wolf just died after only 3 years. And it's built in so we have to get another one. But our sharp and GE ones we had before that also only lasted 3-4 years. They are mostly the same anyway - the wolf one is supposedly made by sharp. |
We have been in our house for 20 years now and have both a Viking range and Sub Zero refrigerator. Both going strong (knock wood) and have had very few service issues. |
NP. I've had my cheap Ge profile appliances for 12 years now. Bought all 4 of them as a package deal at Lowes for around 5k. Not one has broken. I habe no reason to replace them other than for aesthetics. |
Umm yeah, low inventory means a hot market. There is no formula about how long a used houses appliances should last, it's either in the price or demand of the housing in the neighborhood. |

+100 We had GE Profile appliances when we built the house. We had had a Sub Zero previously so we really wanted another. 17 years later still going strong. Sub Zero has really good service and warranties. Ge on the other hand is a piece of crap. dishwasher lasted 3 years, microwave 4 years and the ovens had to be replaced after 2 months. Unfortunately had to take the GE replacement. Replaced the microwave and dishwasher with Kitchen Aid and both are still good 10 years running. The only reason builders put in Ge is they get a really sweet deal on the appliances. By the time they go bad, they are long gone. Do yourself a favor and stay far away from GE. Take a credit and choose anything else. You will be much happier! |
