Part of the town of Kensington is in the WJ cluster also. You'll want to check but I think the area that goes to WJ is south of the RR.

You could likely find a fixer-upper/small home in the wynate or Ashburton neighborhood for this price. Ashuburton, near Davis Library has a number of smaller homes that might fit the bill (but you may not be in love with the house).

Right now, there's one on Montauk in Georgetown Village, and one on Wheatley in the town of Kensington - that's it.

Nine have sold for less than $550k in 2012, though, including one in Ashburton, two in Wyngate, and three in Kensington, so they're out there. You do have to be fast, though - both of the ones in Wyngate went the first day on the market.

There is a little slice of ToK that is north of Plyers Mill. It is Perry Ave is the last street that is ToK and St Paul St. is the eastern border. the west side of the street is ToK and the east is not. Things will pop up occasionally there for 500-600.

Here's one for $529 on Wheatley. Could use a facelift, for sure, but worth a look

If you're still looking, there's a house on the market in Wildwood (Ashburton, N Bethesda, WJ) that fits the bill.

Check out Kensington Estates. There have been a few for $550K (3 bed/2 ba generally). Great neighborhood-lots of kids, walk to neighborhood pool.

Is Kensington Estates same school pyramid?

Just a head's up. My kids go to Wyngate now and there is already talk of redistricting this area. The crowding at Wyngate; Ashburton; KP is intense. Currently we have 8+ portables at Wyngate alone and the population has increased by more than 200 students over the last 6 years. With similar crowding at the other two schools I don't see how North Bethesda and later WJ are going to accommodate everyone. Friends in Kensington are concerned that being the farthest from WJ puts them at the greatest risk of being moved to another HS. Obviously nothing has been determined and it's possible that political pressure will prevent any redistricting. But, it's an issue to be aware of. I would not buy into any of these areas unless you're comfortable with going to any school that includes your immediate neighbors. It's all subject to change.

Kensington Estates goes to Kensington-Parkwood, North Bethesda, and Walter Johnson.

Former Kensington Estates resident here--it is contiguous to Parkwood and so is walkable to KP also. Generally cheaper for the same space because it is a Kensington address and closer to Knowles.
