Capitol Hill State of the Market?

I really think they overpriced from the get-go. I bet it goes for $1.9m flat

1) 604 E St SE (2br, 1.5 BA listed at $800k) - In bounds for Brent but could really use a facelift. I assume this will go QUICK just based on location

2) 418 10th St SE (4br/2.5 BA across 2 units - $900k). I don't love this location - it's kind of busy - but this is priced right for a 3br house upstairs and short term rental downstairs

604 E is contingent. That was fast.

Interesting datapoint for 604 E St- their neighbor at 606 E SE just closed at $985 (+86k over ask). Crazy to me that 2 BR (even in Brent) is going for $1m right now

Up by Lincoln, 143 Kentucky went for $1.5m and change (+$125k over ask). That will really irk our PPs who think you have to stay West of 8th St. I think Kentucky was a total "get" for someone - fresh coat of paint and she'll really be charming

We recently sold a (small) 3 bedroom house on E Street NE for 985K. We wanted to recast our new mortgage so sold quickly in March. I think we may have accepted a too-low offer, but we’re glad to reduce interest payment on the current mortgage. Thoughts on the price?

I’ve lived on the Hill for 15 years now with no mice, no stress, and normal repairs.

Sweet house! I think you accepted a fair offer given the size of the house (cozy) and location (north of Stanton).

Being right across the street from Stuart-Hobson probably put a ceiling on the price, too.

Mice? That's what cats are for.

Well, they pay to make the most of nation's history, location, commute, vibe, Lincoln Park, Eastern Market, metro and ability to walk to Arboretum, Supreme Court and so much more.

319 4th St SE--I imagine this will go pretty quick, and for a good bit more than $1.25m.

I love E St! Honestly I think you gave someone a bargain based on the proximity to metro, off street parking, and IB for LT and SH. But otoh the house is very small.

We’ve had very few repairs. They built homes to last back then!

This house is really sweet. I don't see it going for less than $1.5m

234 F St NE--not one of my favorite locations, but I'm sure it's enticing for a lot of people. Maybe $1.1m?

Where's that PP who had like a four-block radius of what part of the Hill was acceptable?

Oh, that South Carolina Ave block again, but this time mid-block. A "close-in" Hill starter home! With parking! I bet that's going to get some quick action.
