It is really weird that the price is so low. The traffic is so minimal - only about 20 min in the morning. Otherwise, it's a lovely street. The house is a little small - 1700 sq ft above ground - to be a 4-bedroom, but such a great location with many good school options.

Seems like a lot for a townhouse to me. It’ll go for 1.7 anyway.

We live in NW DC and my kids go to school and ballet in that area, so we are on that very street multiple times a day, several days a week both in the morning and in the afternoon, sometimes in the evenings and on the weekends. Van Ness between Reno and Wisconsin is a cut-through street, like Macomb, because it has traffic lights that allow for safe left turns onto Wisconsin and Reno, and is a means of getting to Nebraska and Connecticut further out. It's a minor artery in a popular neighborhood.

The yard is so tiny. The entire lot is less than 1/10th an acre, basically a prison cell.

You are clearly the realtor or seller or someone who is seriously invested in selling this house. Definitely someone incapable of understanding nuance. It's not just exburb vs beltway. There are many quieter streets in this neighborhood. Van Ness is a busy residential street. It's not as busy as Wisconsin or Reno/34th, but it's far busier than Warren or Veazey, for example.
