Not sure what sort of insult you are trying to lob with the Shenandoah comment or why you feel you need to, but it's not safe in many areas of SM anymore (especially as you get closer to Venice). OP should get a realistic view of what they might deal with even though you are paying exorbitant prices for a home.

I have family in SM. My inlaws tesla was broken into and they were unfazed. Said its common, insurance will handle etc

Friends from McLean moved to Manhattan Beach. Schools are good there. They are renting, didn't want to buy for whatever reason. Possibly more bang for the buck by renting.

Californian here. I'm laughing only because I know the DC and So Cal real estate market well. Do you have any idea what you are asking for will cost? You have to supply more financials to think you are serious.

Northern Californian here with a kid in college down there.

I think it’s cheaper than the Bay Area. You do need to think smaller and bring less stuff. The weather is so nice that you use your patio/outdoor space a lot.

LA is very car centric and I still don’t understand how there is crazy traffic at all times. Public transportation is nada so you’ll want to start by looking at your husband’s commute.

Manhattan beach, Santa Monica, Brentwood etc all are well spoken of by people we know. El segunda (spelling) is another one I’ve heard is nice though no idea personally.

I really like Huntington Beach but no idea how far from your husbands job that would be, it’s more Orange County than LA.
