New Build Cost in Arlington-Falls Church-McLean

Anyone have ballpark current new build numbers for Arlington-Falls Church-McLean area? 5,000-7,000 sf? Trying to compare demo vs reno. TIA!

We just ran through this scenario. Semi whole house Reno in the 500-700. New build about 1.1MM and up. New build you get a much more modern layout, brand new everything, high ceiling, extra bedrooms and bathroom, and a normal height basement.

If you tear down your home, you lose all the equity and your lower interest rate.

Demo and reno can be similar cost per sq ft. But, reno can be faster with permits, etc. In Arlington getting approved to build can take almost a year for a new build, plus Arlington has really expensive stormwater mitigation. However, if reno is big enough, you may trigger all that anyhow. You should talk to a few builders.

LOL! Arlington hardly enforces mitigation especially for developers, some enforcement for its lowly residents.

Drive by new builds and new developments during a rain storm, bring a boogie board and ride the muddy waves!!

Arlington has actually increased their enforcement in recent years. Its far more than Fairfax. My DH manages remodels and new builds in both jurisdictions.

They needed to. Some of the recent flooding in Arlington and Alexandria has been worse than in Fairfax.

also even in ffx county, storm water mitigation can cost 100k +

cost to "build" will always exceed the original quote
