We just ran through this scenario. Semi whole house Reno in the 500-700. New build about 1.1MM and up. New build you get a much more modern layout, brand new everything, high ceiling, extra bedrooms and bathroom, and a normal height basement.

Demo and reno can be similar cost per sq ft. But, reno can be faster with permits, etc. In Arlington getting approved to build can take almost a year for a new build, plus Arlington has really expensive stormwater mitigation. However, if reno is big enough, you may trigger all that anyhow. You should talk to a few builders. |

Arlington has actually increased their enforcement in recent years. Its far more than Fairfax. My DH manages remodels and new builds in both jurisdictions. |
