Alexandria 2 Villamay Houses

I saw these two listings on the same street in Villamay. Why such a wide gap in list price? Sure one is more updated and has a pool and more square footage, but is that worth $600k? They look identical but assume the more expensive one has an addition.

12 minutes from Villamay to the very northern end of Old Town. I do it twice a day, five days a week.

12 minutes from Villamay to the very northern end of Old Town. I do it twice a day, five days a week.


I live in the city of Alexandria and that is how long it takes to get to DC, so it isn’t the same.

Because many are built on marine clay or have bands of it running under them.
The cheaper one is a lot smaller, in a flood zone & close enough to hear parkway traffic.

Yeah that's a massive price difference that I can't really explain. They are just one house down from one another (so I assume noise levels similar). The cheaper one does have a higher flood score (but don't know how accurate that is).

The more expensive one is on a bigger lot, but not big enough to justify price difference.

Both are around the same size interior as well (above grade Sq ft is 2500 vs 2800). Granted more expensive one seems to have basement rec room too. Both are not too updated either.

Honestly no clue why the bigger price difference. The lot size, interior size, and update difference don't justify it in my book.

Also for 1.6m you can live somewhere much nicer than there, for example North Arlington or Bethesda. Not sure why someone would pay 1.6m to live in Alexandria. On the other hand, $1m for SFH, good price and yeah can see making the compromise of living in Alexandria (worse place, further away) in order to get a SFH.

The more expensive one has new windows, new roof, a pool, a remodeled kitchen and basement, and landscaping. Knowing the area, it will sell. The cheaper one needs 300k plus in work.
