Sorry I should have been more clear. Your agent should tell you what needs to be done and give you referrals for people to do it. Ours managed the timing and letting people in and out (but we had already moved out which made it easier).

Yes, home organizers do this. I've posted about them before but Great Falls Organizers can manage anything from an estate sale for an out of town owner (junk, sort, sell) or helping with the sorting process to get a propertyto market faster.

Our realtor (and I’m sure many others) has a network of contractors that he recommends to sellers. They know what to do to prep a house for sale. You just agree on the work that you want done and write checks.

Can you do a lot of negotiations with these contractors? Or is it pretty much set price?

If so, you need a different realtor.
This is literally one of the main ways our realtor worked for us—-and I was delighted to pay her commission because her connections, recommendations, and organization on this was top notch!

Depends on the agency. You aren’t bound to work with the people the realtor recommends. It just makes it easier. So you can be upfront about what you want to do, they’ll tell you what they charge, then you can say what you are able to pay and either they’ll do it for that price or they’ll reduce the scope of what they can cover or they’ll tell you they can’t do the job.

Staging companies can do this. Just pick a legit one. Our realtor recommended a dopey instagram lady and she was so incompetent her team took several pieces of furniture and bedding with her when she left and she had no idea where it went. She eventually, begrudgingly paid us for the lost furniture after a lot of back and forth but we had to spend a lot more to buy new items.

Turnkey Properties, https://tkpdc.com/ does this sort of thing. A neighbor used them and a realtor friend recommends them.

+1 our agent was basically our general contractor. All of her subs were ready exactly when asked and worked together like a ballet. It was amazing. The work all got done in like, maybe 10% of the time and 85% of the cost as if I had been calling and hiring the various people myself?
