paint to sell

Ok... I have argued with my partner about this and need to know what the consensus is. Before I put my house on the market, Should I paint my house professionally or patch/touch up the walls myself. What have you done? Has your home sold without it being painted? Is this going to stop a buyer from buying the home? Is painting an absolute must? I have heard pros and cons to boths sides, but would like to hear from the DCUM community.

I'd tough up but not spend money for professional painting. No point.

OP, highly desirable area based on proximity to DC/Arlington. Good schools, is a toss up. No HOA.

Is your house a neutral color? touch up. Is your house full of crazy? paint it all.

Does your house look cluttered, full of photos, stuff. If so, streamline. If you have to take down a bunch of photos and clutter, sometimes this needs painting.

Agreed with other PP. If it's a house full of crazy colors, paint it all. If neutral, that frequently can be touched up.

It really depends on what condition the walls are in now. We had to paint, we had crayons, grease stains, etc., but the owner of our current home didn't repaint, it was a single elderly woman and the house had been repainted a few years prior (we know, the dated cans are in the basement).

I'm in the process of selling, some of my walls have scuff marks that I'm just going to touch up.

In this area, I really don't see the value of spending thousands of dollars staging and painting. New owners are going to do whatever they want with it the moment they move in, so it's pointless really.

I would recommend painting and decluttering at the very least- Put your best face forward (It is like a job interview).

Show a vacant, professionally deep cleaned but freshly painted house.

No staging. No furniture. Make certain the front walkway and door is immaculate: power washed, hardware updated or at least clean, maybe a pot of plants. Fresh mulch, remove dead plants, leaves.

We will be moved out by the time it hits the market. It will be staged and cleaned, but empty of personal things. I'm thinking of just touching up based on what others are suggesting, thank you!
